are there any back taxes or liens on the property?

The taxes are paid current and there are no back taxes or liens on any of the properties sold by Rare Nevada Land. The land is free and clear of any encumbrances.
 

What's the process for purchasing a property from you?

The process is effortless and simple. We are committed to making this experience so amazing that you'll have us in mind for future investment decisions. 

Once you have selected a property and you have contacted us, the next step will be to determine if you'd like to pay for the property in full or if you'd like to finance the property in monthly installments. If you'd like to pay in full, the property is immediately transferred to your name via warranty deed. If you choose monthly installments, you simply pay the down payment to Rare Nevada Land by check, credit card, or direct deposit and then choose one of the payment plans that we offer.

We draft a Land Contract, which outlines terms of the purchase, and send you this contract via Priority Mail. The packet you receive will contain two copies of the contract, a variety of maps of your property, a payment schedule (if applicable), and a prepaid mailer to mail one signed copy of the contract back to our office. 

When paid in full, we send the required paperwork to the appropriate county to have the land transferred to your name. The County Recorder will then send you a recorded copy of a Warranty Deed in your name and you will officially be a rare Nevada land owner!
 

Do you offer financing?

Yes, we do. We have our own in-house financing available. We do NOT charge interest. We do NOT do qualifying. We do NOT do any credit checks.
 

Can I have more than one name/person listed on the Contract?

Yes, you can. In fact, you can have as many individuals as you'd like listed on the contract. The contract can also be made in the name of a Trust, Corporation, or LLC.
 

What type of deed is recorded once the land is paid off?

The deed will be a Warranty Deed, which is the strongest and safest of deeds.
 

may i use the land while i am making payments?

Of course. You have full use of the land during the entire contract period.
 

Do I have water rights?

Yes. The properties come with rights to drill a well and you can take up to 1,800 gallons of water a day. The average family of four uses 125-150 gallons a day so 1,800 gallons is a lot of water. 
 

what improvements have been made to the property?

None. Unless otherwise indicated, the property is vacant. It has not been fenced. There are no homes or buildings on the property and the land is free and clear of trash. We only buy pristine land.
